This study applies an empirical Hedonic Regression Model (HRM) to statistically isolate and weight the dominant physical, environmental, and spatial attributes driving urban housing property costs in Yemen. The model correlates parameters like neighborhood safety, access to infrastructure networks, structural materials, and historical architectural qualities, providing real estate appraisers with an objective valuation framework.
